Puerto Morelos Real Estate Agent

Friends on the pier in Puerto Morelos, Mexico.

Anyone care for a license?

My experience with real estate in the United States was in Georgia, where they pretty much hand out real estate licenses like peppermints. There is an educational module and a test. If you pass the test you are handed a license on the way out the door. No experience required!

New agents have to work under an experienced broker for supervision, however I feel that the level of oversight is often lacking. Which means you have brand new agents taking on the responsibility of helping people spend a lot of money. Not a great combination!

Working with a licensed broker in Quintana Roo.

The licensure requirement in the state of Quintana Roo is relatively new. In the past, anyone could help clients to buy or sell real estate - without oversight. That's pretty scary!

There is now the requirement in Quintana Roo that real estate agents be licensed and registered with  the state. The licensing body is the Secretaría de Desarrollo Territorial  Urbano Sustenable (SEDETUS). The first question you should ask a prospective agent is if they are licensed by SEDETUS.

The process to obtain a license here is quite a bit more involved than it may be in other  places. To be licensed to work in this market, you have to demonstrate the completion of 120 hours of post-secondary instruction, as well as prepare three detailed case studies of real estate transactions in which  you have been personally involved as the agent/broker. Additionally, there's a requirement of 90 hours of continuing education annually in order to maintain the license. Also, a person holding a valid real estate license in the state of Quintana Roo has been vetted by a background check.

To hold a real estate license in the state of Quintana Roo demonstrates commitment on the part of the agent not only to be in compliance with the law, but also to be prepared to provide the best possible assistance to their clients.
